CHN Housing Partners and Cody Rouge Community Action Alliance announce Low Income Housing Tax Credit Award for Archdale Senior from Michigan State Housing Development Agency

Archdale Senior Apartments will bring 53 affordable homes for seniors to the Warrendale Cody Rouge neighborhood

CHN Housing Partners (CHN) and Cody Rouge Community Action Alliance (CRCAA) announced they received a Low Income Housing Tax Credit (LIHTC) award from MSDHA to develop affordable housing for seniors. Archdale Senior Apartments, a nearly $19 million investment in the Warrendale Cody Rouge area, will be built on eleven vacant parcels owned by the Detroit Land Bank Authority.  

“We are grateful to MSHDA for their support of Archdale Senior and the Warrendale Cody Rouge neighborhood through this LIHTC award,” said Aaron Hall, vice president of the Detroit Market for CHN. “We are proud to work with Cody Rouge Community Action Alliance to build Archdale Senior where our seniors can have the safe and affordable homes they deserve.” 

Archdale Senior will primarily be funded by the 9% LIHTC award from MSHDA. Additional funders will include the City of Detroit, Wayne County, the Federal Home Loan Bank of Indianapolis and Independent Bank. The Detroit Housing Commission will provide eight project-based vouchers.

“Archdale Senior answers the need for more affordable housing for our seniors here in the Warrendale Cody Rouge neighborhood,” said Kenyetta Campbell, founder and CEO of CRCAA. “I am proud of the team we have assembled to make Archdale Senior a reality, and I am grateful to MSHDA for their support of our vision.” 

Archdale Senior will be comprised of 37 one-bedroom homes and 16 two-bedroom homes as well as a community space. High-speed internet access to all apartment units and common spaces. Of the 53 units, six will be fully accessible, and two homes will be equipped for individuals with hearing or vision impairments. On-site supportive services will include financial literacy support as well as programming for older adults. The site is located just east of the intersection of Southfield Road and West Warren Avenue and was chosen for its proximity to public transit, a grocery store, a pharmacy, a public park and a library.

CHN will serve as the developer and property manager, as well as co-owner with CRCAA. Integrated Architecture will be the development architect and Marous Brothers Construction will serve as the general contractor.

Archdale Senior is expected to close financing in the spring of 2027, with construction beginning shortly thereafter.
